A home inspection can be one of the most important parts when you are buying a home. Your inspector is tasked with finding any issues in the house that could compromise your urge to buy. There are a few things to know when scheduling the inspection and addressing the results. 

1. Verify the Inspection Contingency

Not every home buyer's contract has an inspection contingency. Once the norm in any contract, they sometimes aren't included when purchasing a home in a seller's market because so many potential buyers waive the contingency in an effort to improve their chances of buying. For this reason, always check the contract to verify that there is an inspection contingency and the length of time you have to complete it. This way you can rest assured that everything is scheduled within the contracted time frame.

2. Schedule Any Necessary Inspections

You may need multiple inspections, depending on the home. The main structure is typically inspected, like foundations, roofs, plumbing, and windows. Issues with swimming pools, radon, termites, and mold are often not included and may require a specialized inspector. The seller cannot limit the amount and types of inspections you schedule, as long as they are completed within the contracted time window. You are also allowed to file an objection to the sale for a problem found in any type of inspection, not just the standard home inspection. 

3. Plan to Be Present

Although it is perfectly acceptable to be absent during the inspection, it is typically preferable that you actually attend the inspection. Inspectors will usually point things out to you that are affecting the inspection, which can be useful information when drafting an objection due to the condition of the home. Further, your inspector can also provide guidance on any other specific types of inspections that could be helpful for the particular home. 

4. File Objections Promptly

Another good reason to be present is that the sooner you file an objection to any concerning elements found in the inspection, the sooner you can move the purchase forward. The objection stops the clock, so to speak, on the contingency window during the purchase. In the objection, the sellers will be provided a set amount of time to address your objection. They can decide to fix the item(s), or refuse and give you the option to cancel the sale, move ahead without repairs, or re-negotiate the selling price.
